***EVICTION POLICY in Effect*** – NO noise, parties, unregistered guests – PLEASE READ
In the event that management receives a noise or disturbance complaint(s) from a neighboring guest against your suite, the following will apply:
One (1) warning will be issued to the registered guest(s) for any complaint received prior to 9 pm.
Any complaint received after 9 pm and/or midnight will result in the immediate eviction of everyone in the suite including the registered guest(s). There will be no refund issued for the room and an additional $1000 compensation fee for other guests who have been disturbed will be added to the room bill of the registered guest.
Guest room floors will be quiet after 9 pm.
Please be aware of any excessive music, TV volume, loud speaking, or any other noise that could disturb your neighbors, and please do not leave your door ajar.
Only registered guests will be issued a room key and are allowed to access guest room floors after 9:00 pm.
Please ensure that you always carry your suite key as access to the elevators will be restricted after 6:00 pm.

E-transfer to info@torontoroomsandsuites.com – $500.00 – It will be returned in 3 business days after the inspection, with no damages to the property and no noise/party complaints.
STRICT NO-NOISE POLICY IN EFFECT: No parties or gatherings allowed. Building residents on the property are very sensitive to noise. Guests are advised to monitor the volume of tv, video, and music sources inside the unit, including the balcony.
SMOKING is STRICTLY PROHIBITED anywhere in the condo. A BREACH of our SMOKING POLICY will result in a $500 FORFEITURE.
***COVID-19 POLICY*** For your safety and well-being, guests are required to wear a face mask when entering the property and in common areas (hallways, stairwells, etc.) at all times. Visitors are not allowed to visit. ONLY registered guests are permitted.
SECURITY DEPOSIT
Toronto Rooms and Suites require a $500 security deposit for every rental contract. The security deposit will be released by Airbnb after departure if there is no damage or any breaches described below.
The security deposit shall be used to pay for damages to the property including but not limited to the structure, furnishings, contents, appliances, or lost keys and fobs. The security deposit shall also be used for any major cleaning of floors, walls, appliances, or furniture that requires extra time from our cleaning staff.
ALL OR PART of the deposit will be FORFEITED if the guest BREACHES one of the following:
(1) SMOKING is STRICTLY PROHIBITED anywhere in the condo. A BREACH of our SMOKING POLICY will result in a $500 FORFEITURE.
(2) A NOISE COMPLAINT is reported against the guest or any of his/her visitors. Breach of this will result in the FULL FORFEITURE of the security deposit.
(3) CLEANING CHARGE: Toronto Rooms and Suites will clean the condos after guest departure, however, if the guest leaves the condo in an unreasonably dirty condition that requires extra time by our cleaning staff, this will result in a $150 FORFEITURE.
(4) The MAXIMUM OCCUPANCY of the chalet. Guest warrants that there will be no disturbance to the neighbours or any late-night parties. Breach of this will result in the FULL FORFEITURE of the security deposit.
(5) USING ILLEGAL DRUGS is STRICTLY PROHIBITED anywhere in the condos. A BREACH of this will result in a $500 FORFEITED.
NOISE POLICY
Toronto Rooms and Suites’ NOISE POLICY is a direct adoption of 300 Front St W Condo Management’s Noise Bylaw stated below. A BREACH of this policy and bylaw will result in a FULL FORFEITURE of the security deposit.
Noise complaints
Please be advised that 300 Front St W Condo Management has a Noise By-law that is in effect 24 hrs a day, 7 days a week, and it states: “NO PERSON SHALL MAKE NOISE OR CAUSE NOISE TO BE MADE OR PERMIT NOISE TO BE MADE THAT WOULD BE LIKELY TO DISTURB THE INHABITANTS OF THE CONDOMINIUM”
You are not allowed to disturb any of your neighbours or interfere with their enjoyment of the condominium building at any time of the day or night.
In order to ensure the rights of all residents and visitors are protected, entering the condominium building is the signing of this form acknowledges understanding of the terms of the By-law and constitutes agreement to abide by those restrictions during the tenancy at 300 Front St W.
Failure to comply with the conditions of the By-law may result in the notification of the O.P.P. who may issue a Notice of Offence, which carries with it a fine, upon conviction, of $3000.00 for a first offense.
Please enjoy your stay, but have consideration for other residents as well.
The guest agrees to lease Toronto Rooms and Suites’ furnished condominium and agrees to the following terms and conditions:
1. Guest will pay the rent for the entire period in advance AND a refundable (less any damages, if any) security deposit of $500.
2. Guest must send a copy of the front and back of a valid government-issued photo ID to Airbnb Messages.
3. Guest warrants that the condo will be used only for residential purposes and will not be sublet or rented. A breach will result in the eviction of the guest from the property with penalties and no refund on rent and deposit.
4. Guest agrees that in the event of damage to the furniture during the tenancy or any loss caused to the building or the condo due to their negligence, the guest will be liable to pay for the damages.
5. Guest is responsible for returning the keys, fobs, and tv remotes in the condo at departure. A key replacement cost is $400 and a lost fob cost is $100.
6. SMOKING is STRICTLY PROHIBITED everywhere. A BREACH of our SMOKING POLICY will result in a $500 FORFEITURE.
7. CLEANING CHARGE: Toronto Rooms and Suites will clean the condos after guest departure, however, if the guest leaves the condo in an unreasonably dirty condition that requires extra time by our cleaning staff, this will result in a $150 FORFEITURE.
7. Guest agrees to abide by and uphold all rules and regulations of this tenancy.
8. Guest agrees that the building management/security may enter the apartment in case of emergency without seeking the guest’s permission.
9. Guest agrees to let any officer or Toronto Rooms and Suites staff at reasonable times enter the premises for inspection.
10. Guest agrees that Toronto Rooms and Suites will not be responsible for any damages which may include theft, fire, personal injury, death, or any other damage to the vehicle and personal belongings of the guests and their visitors. It is the responsibility of the tenant to ensure that they have adequate and relevant insurance coverage before occupancy.
11. Guest warrants and represents that no illegal activity will take place at 300 Front St W.
12. Guest also gives permission for housekeeping staff to enter the premises for the purpose of housekeeping.
13. Guest also understands and agrees that Toronto Rooms and Suites reserves change the premises and the pricing.
14. Guest warrants that there will be no disturbance to the neighbours or any late-night parties at 300 Front St W. condos.
15. Guest agrees that the rented premises will be secured when unoccupied during the stay.
We reserve the right to evict the guest from 300 Front Street West, Toronto, ON should any of the above-mentioned policies are not honoured.
